your listing video isn't a marketing strategy

You paid for a great listing video. Here's how to get buyers to see it, not just other agents.

If the only thing you're doing with your listing video is posting it once on Instagram, I'll be honest with you: that isn't a marketing strategy. It's a nice post, and a nice post rarely puts a buyer inside your open house.

I'm Max, the founder of envision media. I built this agency from zero to over 200 clients almost entirely through Instagram, so I spend a lot of time thinking about how agents can turn video into actual results. The good news is that the video you already paid for can do far more work than one post. Here are the three things I'd do with every listing video.

1. re-cut it into short clips

Your listing reel is raw material, not the finished campaign. If your video is about a minute long, you can usually pull three to five 15-second clips out of it. Treat each clip as its own little ad and change a few things:

  • A different song or trending audio, so the same house feels fresh each time
  • A single line of text with your open house date and time
  • The best five seconds of the home up front, as the hook

That last point matters more than people think. Put the open house info and a standout part of the house in the first five seconds. A buyer scrolling past won't watch long enough to reach it otherwise. Instagram's free Edits app is more than enough to cut these, you don't need an editor for it.

2. put money behind it, the right way

Here's the uncomfortable truth: most of your followers are probably other agents, not buyers. Posting organically mostly markets you to your competition. That's still useful if another agent has a buyer for your listing, but it stops there.

To get in front of real buyers, you have to run a local ad. It doesn't have to be complicated. You can boost the post directly from Instagram, starting as low as $10 a day. If you genuinely want foot traffic, I'd spend more than that.

One thing to know going in: real estate falls under Instagram's special housing ad category, so you can't target buyers as precisely as a normal ad. The workaround is to set a wide radius, at least 15 miles, so you're reaching people who actually live close enough to walk through the door.

3. track where every lead comes from

This is the step almost everyone skips, and it's the most important one. For every single person who comes through your open house, find out how they heard about it. Was it the ad? A flyer? Zillow? The sign out front?

What doesn't get tracked doesn't get improved. Once you know which channel is actually sending you buyers, you can put your next marketing dollar where it works instead of guessing. And if the ads aren't producing, you'll find out fast and can change the approach on your next listing.

The pattern is simple: one strong video, re-cut for distribution, backed by a small local ad, and measured honestly. Do that consistently and your listings start working harder than the ones your competition just posts and forgets.
